An estimate that grows after demolition
The most common trick is a price 30% under market, just to get the job. Two weeks later it turns out construction waste wasn't counted, carrying materials up is billed separately, and levelling walls by laser is an "extra service". The property is already stripped out, and there's no choice left. That's why we inspect before the estimate, and split the estimate into line items with quantities: "chasing concrete - 45 m", not "preparatory work".
Floor structures that rule out the standard solution
In old-fund buildings with timber floor structures, you can't pour a floor screed the way you would in a concrete building. The correct solution costs more, but the alternative is a floor that can't bear the load. We check this before, not after.
Sockets behind a built-in cabinet
A water outlet that doesn't match the sink model, combined with retiling, costs from 200 € per fitting. A socket plan and wall elevations drawn up before work starts remove this item from the estimate entirely.
