Renovation prices in Riga - cost per m²

Below are Riga market ranges, not our price list. An exact amount can only be given after a site visit, since it depends on the building type, the condition of the utilities and how deep the work needs to go.

Three scopes of work

Cosmetic renovation

200-300 €/m²

Surfaces only. Walls, ceiling, flooring, doors. Walls aren't chased, utilities aren't touched.

Demolition down to the structure, new electrics and plumbing, floor levelling, waterproofing, finishing.

Major renovation plus reconfiguring the layout with BIS (Latvia's construction information system) approval. Design and approval time is added on top.

None of these ranges include final-finish materials. Their cost is determined by what you choose in the shop, not by the building technology, so they can't be folded into a price per square metre.

These figures are useful when you need to understand a single job, not the whole apartment. The ranges are the Riga market, not our own offer.

What changes the amount the most

  • Building type Old fund with timber floor structures and aluminium wiring costs more than the same area in a new build. Series-built housing sits in the middle.
  • Number of bathrooms A bathroom or toilet costs roughly twice as much per square metre as a living room - waterproofing, tiling, plumbing.
  • Whether walls are moved Reconfiguration adds a design and a BIS approval. That's time, not just money.
  • What's under the surface A rotten beam end, damp under the tiles, aluminium wiring. You see this after demolition, not while preparing the estimate.

Why we don't publish a price list

A figure without a quantity isn't a price

A price list with a single figure per square metre means either labour only, with no materials, or a quantity that will be rewritten as work goes along. Either way the final amount is different, and that conversation happens once the apartment is already stripped out.

That's why we start with a site visit and an estimate where every line item has a quantity and a unit. Then the price can be checked, not just trusted.
