Before After

Both frames were taken from the same position. The images are AI-generated and illustrate the type of work, not a specific property.

What we did on this property

  • Demolition down to the load-bearing structures, removal of the old flooring
  • Full electrical rewiring, a new distribution board with circuit breakers
  • Water and drainage replacement within the apartment, relocating the outlets
  • Levelling the walls and plasterboard structures in the hallway
  • Laying laminate in the rooms, tiling in the kitchen and bathroom
  • Replacing interior doors, filling and painting in every room

What went wrong

The distribution board was connected to the riser with no separate metering point

We found this while inspecting the electrical supply before preparing the estimate. Connecting the new distribution board needed approval from the building management, since it touched the shared electrical system.

We show this section on every property. A renovation with no surprises in series-built housing happens less often than it seems, and hiding them means hiding the cost too.
